Qatar-based real estate developer, TAAMEER Group, is growing its regional footprint through a series of ambitious projects in the Iraqi capital.
In a move that underscores growing regional confidence in Iraq’s capital, TAAMEER Group, a leading Qatari-based real estate developer rooted in the State of Qatar’s dynamic and globally recognized real estate sector, has announced its entry into the Baghdad market through two landmark developments: a master-planned mixed-use community in Al Zafaraniyah and the advancement of Baghdad Mall & Hotel.
Together, the projects represent a planned development value of more than $450 million and mark a significant step in TAAMEER’s regional expansion strategy, reinforcing its position as one of Qatar’s prominent private sector development groups with an expanding footprint across growth markets.
Building a New Urban District At the core of TAAMEER’s Baghdad portfolio is a large-scale integrated community in Al Zafaraniyah, spanning approximately 310,000 square meters and targeting a built-up area of around 568,000 square meters. The first stage of the development is expected to be delivered by the end of 2026, in line with the current execution roadmap.
Conceived as a fully integrated urban district rather than a conventional residential project, the development is designed to accommodate approximately 12,500 residents upon completion, within a cohesive, service-oriented environment.
The residential program is planned to include around 2,460 apartments across 13 buildings, alongside 462 villas within a structured and secure master plan. Beyond housing, the project incorporates a comprehensive service ecosystem, including six schools, three nurseries, a healthcare center, and a commercial mall. Lifestyle amenities such as sports facilities, swimming pools, landscaped open spaces, and community venues form part of the broader development framework in addition to integrating civic infrastructure into the master plan to support long-term operational sustainability and resilience.
The result is an urban destination designed to meet daily life requirements at scale—reflecting TAAMEER’s integrated planning philosophy and its experience operating within Qatar’s mature and institutionally robust real estate environment.
Hospitality and Commercial Momentum Complementing the mixed-use district, TAAMEER is advancing the development and future operation of Baghdad Mall & Hotel, strengthening the capital’s commercial and hospitality offering.
The 226-key hotel is anticipated to open by the end of this year, subject to final operational readiness, and is expected to be operated by a Singapore-based hospitality group recognized for contemporary, experience-driven concepts. The property is designed to feature multiple dining venues, a grand event hall, premium meeting facilities, and a helipad—positioning it as a destination for corporate, institutional, and international visitors.
The adjoining mall forms an integral component of the broader destination, contributing to the creation of a dynamic commercial and hospitality hub within the city.
Together, the developments reflect a multi-asset strategy that combines residential density with retail and hospitality activation—creating diversified value within a unified and carefully structured urban platform.
